How we clean
The first thing to know is that we do not blast a house. Siding, shingles, painted trim and stained wood get a soft wash: a cleaning solution goes on at low pressure, sits long enough to kill the algae and mildew, and rinses off at about the force of a garden hose. The black streaks on so many West Alabama roofs are a specific algae called Gloeocapsa magma, and a soft wash kills it where high pressure would only strip the granules off the shingles and shorten the roof's life. The same logic applies to vinyl: high pressure drives water behind the panels, and that is where rot and mildew start.
Concrete is a different story. Driveways, walks and patios get a surface cleaner, which is a spinning bar under a hood that scrubs the slab evenly without leaving stripes. A pre-treatment lifts the oil and the organic growth, the surface cleaner does the work, and a final rinse carries it all to the lawn edge or the drain. Most of a full house visit runs a few hours, with the siding and gutters first and the concrete last while the house dries. If you want a sense of the order of operations, the page on what a full house wash involves walks through it step by step.
Careful with plants, paint and pets
The cleaners we use on siding and roofs are bleach-based and they will burn an azalea or a boxwood if nobody is paying attention. So we water the beds before we start, keep them wet while the solution is on the house, and rinse them again at the end. Pets stay inside until the rinse is done. We tape or bag anything the solution should not touch, and we test an out-of-the-way spot on painted or stained wood before committing to the whole surface.
We also do not promise what the surface cannot deliver. Summers here sit near 90 degrees with heavy humidity, and shaded concrete will grow mildew again inside a year or two no matter who washes it, so we tell you that up front and suggest a schedule instead of claiming a one-time fix. Every job is priced in writing before we start, by the surface and its size, from a photo or a quick walk-around, and that price is the price.
